Take care of collections, delinquencies, and if necessary, evictions.

Send monthly statements of income and expenses.

Inspect property upon vacancy and notify tenant of disposition of security deposit in accordance with security deposit laws.

Pay expenses and send you a net check.

Issue year-end income and expense breakdown and 1099 form for income tax purposes.
